How to find cash buyers for a specific house
The people most likely to buy your house have already bought one near it. That is a matter of public record, not a guess.
Start from the address, not from a list
Recorded deeds tell you who bought what, when, and whether a lender was involved. A purchase with no mortgage recorded against it is a cash purchase, and an owner with several of those in one area is an active buyer in that area.
This is why proximity beats every other filter. Investors buy where they already operate — where they know the streets, have a contractor, and understand what a finished house sells for.
Sort by portfolio, then by recency
An owner with six nearby properties is a different prospect from one with a single rental, and both are different from someone who bought in 2016 and has been quiet since.
Recency matters because a buyer who has bought this year has capital and appetite right now. One who has not bought since the last cycle may have neither.
Getting from a name to a phone call
Many owners are entities rather than people, so the name on the deed is an LLC and the person behind it takes a second step to find.
That is the step most people stall on, and it is the one worth automating. Reaching ten right owners beats leaving a voicemail for two hundred wrong ones.

How far out should I look for buyers?
Start close and widen only if you have to. A buyer two streets away understands the value of your house instantly; one forty miles away needs convincing.
Is a cash buyers list I bought any good?
It depends entirely on how it was built. A list filtered to recent cash purchases near a specific area is useful; a statewide list sold to everybody is a mailing list with a better name.
What if nobody has bought near my deal?
That is real information and worth acting on. Either the area genuinely has little investor activity, or you are looking at too small a radius — widen it before concluding the deal is unsellable.
