What makes a cash buyer actually qualified
Everyone says he/she is a cash buyer. The deeds say who actually is.
What a claim is worth
A proof-of-funds letter shows a balance on a day. It says nothing about whether that person has ever closed, how fast, or whether he/she buys this kind of property.
Someone describing his/her buy box is telling you an intention. Useful, but not evidence.
What the record is worth
Purchases with no mortgage recorded. That is a cash close, documented.
More than one, nearby. A repeat buyer in one area has a thesis about that area and the operation to act on it.
Recent. Capital and appetite both expire. A 2019 buyer is a different person from a 2026 buyer.
None of those is a promise that he/she will buy your house. It is the difference between calling someone who might and calling someone who has.
Qualifying on the call
Lead with the property, not the pitch. An active buyer knows the street and will tell you within a sentence whether it is interesting.
Ask what he/she bought most recently and what it needed. The answer tells you the buy box, the rehab tolerance and the seriousness all at once — and an inactive buyer cannot answer it.

Should I ask for proof of funds?
At contract, yes. As a screen before you call, it filters for paperwork rather than for buyers, and the people worth calling are often the least patient with it.
Are LLC owners better buyers than individuals?
Not better, but usually more deliberate — an entity means someone set up a structure to do this repeatedly. It also means an extra step to find the human.
How many buyers do I need for one deal?
Fewer than you think, if they are the right ones. A handful of active local buyers will resolve a house faster than a mass send.
