What to look for in dispo software

Most tools in this category do one of three different jobs. Buying the wrong one is how people end up paying for a second CRM.

The three jobs, and they are not the same

Finding buyers for one property. Starts from an address and reads who actually owns nearby. What you want when you have a contract and a clock.

Storing and messaging a list you already have. A CRM with a send button. Valuable, and useless if the list itself is wrong.

Selling you a list. You receive names. Whether they are relevant to your deal is your problem after the invoice.

Questions worth asking any of them

Does it start from my address, or from a market I have to pick?

Does it show me the evidence — the actual properties an owner holds and when he/she bought them — or just a label saying "cash buyer"?

What does it cost to go from a name to a phone number, and is that per lookup or bundled?

Can I see anything useful before I pay?

Where FastDispo sits, plainly

It does the first job: type an address, see the investors who already own around it, with the deeds and purchase dates behind each one. Free to look at one property and one buyer list, no card.

Pro is $199/mo list price, locked at $99/mo for anyone who subscribes now, and adds 100 properties a month, the per-deal pipeline and the built-in dialer. A single owner lookup is $1; covering a whole area for one property is $50.

What it is not: a national buyer list, a full CRM for your acquisitions side, or a guarantee that anyone buys your house.

Questions people ask

Do I still need a CRM?

For the acquisitions side, probably. The per-deal pipeline here tracks buyers on a specific property, which is a narrower job than managing seller leads.

Can I try it without a card?

Yes. One property and one buyer list are free, and the address search on the buyers page needs no account at all.

What happens when I hit the free limit?

The deal page closes until the account upgrades, or you can buy the whole-area unlock for that one property. Both doors are shown rather than one.
