For your first deal

You have a contract and no buyers. This is the most common version of the problem and it is solvable.

Do this first

Search the property address. The investors who already own around it are your first call list, and they are more likely to buy than anyone in a group chat.

Work outward from closest. A buyer two streets away needs no convincing about the area.

What to say

Name the property, the ARV, the rehab scope and the price in the first message. A buyer who has to ask for the numbers usually does not ask.

If several buyers pass on scope, that is the answer to why it is not moving — and it is better to learn it on call two than on day twenty.

What software will not fix

A deal with no spread. If the numbers do not work for a buyer's margin, a better list only helps you find out faster.

That is still worth something. Finding out fast is how you renegotiate or walk while you still have days left.
