Why the best buyers are the hardest to reach
Entity ownership is a sign of a real operation — liability separation, financing structure, partners. So the owners most worth calling are systematically the ones a name-and-number lookup fails on.
That is the whole reason a buyer list full of LLCs feels useless. It is not useless; it is unfinished.
The two routes from entity to human
Business registration. Every state publishes filings, and most name an officer, a member or a registered agent. The agent is often a service rather than the owner, so it is a starting point rather than an answer.
The mailing address on the deed. Tax and deed records carry where the owner receives mail, which is frequently a home or an office rather than the property — and that address ties back to a person more reliably than the company name does.
What to do with the name once you have it
Call as though you already know his/her portfolio, because you do. "You bought the place on Alder last spring — I have one two streets over" opens a conversation that a generic pitch does not.
Do not text or call outside reasonable hours, and honour an opt-out the first time it is given. The rules around unsolicited contact are real and vary by state; get proper advice for your own operation rather than relying on ours.

Is it legal to look up who owns a property?
Deeds and business registrations are public records. What you do with the contact details afterwards is where the rules live, and those are worth understanding properly.
What if the registered agent is a service company?

Should I just mail the LLC instead?
You can, and it sometimes works. It is slow, and on a deal with an inspection clock that is the resource you have least of.
